01What kinds of properties does AM Rocca manage?

3–20 unit residential buildings in San Francisco, typically rent-controlled. That is the book. We do not take single-family homes, condo-only books, commercial-only properties, 1–2 units, or 21+ unit buildings as the default offer.

02How does the 5% fee work?

5% of rent we collect. No setup, renewal, inspection, or statement fees. Tenant placement is included. Eviction counsel and capital work are separate and written down before they start.

03What if my units rent well below market?

If 5% of in-place rent cannot cover the building, we quote a set monthly fee in writing before you sign. We do not charge 5% of a hypothetical market rent.

04Do you use management to sell construction?

No. We own buildings and we ran a construction company without becoming the markup shop. You approve scope, you can use our crew or someone else, any markup is disclosed, and no change order goes forward without your signature.

05Are you licensed?

AM Rocca, Inc. holds California contractor license #757461. Leasing and rent collection are done under a California real estate broker license. We will list that DRE number here once it is active, and we will not collect rent or lease for a fee before it is.
